Plumbing · Breakdowns, blocked drains and water heaters

Breakdowns, blocked drains and water heaters, fixed properly.

We trace where the water is coming from before we break anything open, clear blockages with a camera and replace what needs it: taps, cisterns, water heaters and old pipework. The estimated price is given before we start.

Estimated price over the phone before we set off · Floors are protected and left clean · Out of hours, with the surcharge told up front

What we do

From a dripping tap to a soil stack that won't drain

What gets fixed and what gets replaced, with an indicative price before we take out any tools.

Water leaks and faults

We find where it's coming out before we break anything: we measure the pressure section by section and use a camera if needed. We show you the spot and decide the repair with you.

Blocked drains

Sink, washbasin, toilet or soil stack. With a machine and inspection camera, and an indicative price over the phone. If we have to break anything, we say so first and leave the floor as it was.

Taps, sanitaryware and cisterns

Replacing taps, a cistern that won't stop or a whole toilet, and fitting a shower tray or bath with the connection done. We protect and tidy up when we finish.

Water heaters

Fitting, replacing and checking. A water heater lasts about 10-12 years and warns you before it bursts: rust in the water, noises and less flow.

Old pipework and soil stacks

Lead and iron are left behind: new multilayer or copper pipework and a stopcock per area, so you can shut off the water without leaving the whole house dry.

Out-of-hours emergencies

Nights, bank holidays and weekends. We deal with what can't wait —a leak that's running, a blocked soil stack— with the surcharge quoted before we leave.

How a leak is traced

Opening up the whole wall isn't searching: it's giving up

These are the steps taken before touching a single tile. If a leak is traced properly, you open a handspan, not half a wall.

Ask before touching

If the water comes out hot, the leak is in the pipe; if it comes out cold and only when you use an appliance, it's in a drain. That question saves half the work.

Measure section by section

Each section is shut off with its valve and the pressure is checked: the gauge shows which one drops. That's how you know which two points it's between, even when nothing is visible.

Look with the camera and open only what's needed

The camera goes in through the access point and shows the state of the pipe inside. We open only where the spot is, repair it and leave it closed and tidy for the builder.

And if it turns out dearer than what was said on the phone, we let you know before carrying on. No surprise invoices.

Blocked drains: what it costs, before we come

Prices are given over the phone and are indicative: they're confirmed once we see the blockage and nothing is touched without telling you the amount first.

  • Blocked sink, washbasin or bidet: 60 – 90 € · on the same visit
  • Blocked toilet: 80 – 120 € · with a machine if needed
  • Soil stack or drain with a machine: 150 – 260 € · depending on the metres and the access points
  • Camera inspection and locating the blockage: 90 – 140 € · deducted from the drain clearing if we do the work
  • Out-of-hours emergency call-out: 40 % surcharge on the rate, given over the phone before we set off
  • If the floor has to be lifted or something broken: we stop, explain it with the camera in front of you and quote it separately

The price includes the call-out and standard materials. Before you call, a tip that saves money: off-the-shelf chemicals and wire rods tend to break the seal and push the blockage further in — it's the breakdown that then costs twice as much.

Out of hours

What to do while we arrive

We attend at night, on bank holidays and at weekends: what can't wait is a leak that's running or a blocked soil stack, not a dripping tap. While the plumber sets off, these three moves stop the damage getting worse.

Turn off the stopcock

It's usually by the entrance, in the bathroom or under the kitchen sink. If you can't find it, you'll be guided over the phone while the tools are being got ready: there's no need to wait for anyone to arrive.

Keep water away from the electrics

If the leak is near a socket, an extension lead or the fridge, switch off the RCD in the consumer unit before touching anything. It's not overreacting: it's the first thing we ask over the phone.

Don't force the blockage

Wire rods and off-the-shelf chemicals break the seal and push the blockage further in. It's the breakdown that then costs twice as much, and the one you can see coming as soon as you call in the morning.

Why choose us

Who comes to your home and what you'll pay

Two things that almost no trade website says before you call: the face of whoever is going to walk into your home and the price of what you're going to book.

Price before we start

We tell you what it costs in writing. If something that wasn't visible turns up (a broken pipe behind the tile), we stop, we call you and we decide together.

The face of who comes

Name, photo and years in the trade of the professional who is going to knock on your door. No faceless "a technician".

Guarantee in writing

What we fix comes with a guarantee on the invoice: if it fails again for the same reason, we come back and don't charge for labour.

When we arrive

One-hour slots, not "in the morning". If we're running late, we let you know in good time so you're not left waiting.

What customers say

Leaks, blockages and water heaters from this season, told by the people who called them.

“He traced the bathroom leak without breaking a single extra tile: he measured, marked the spot with a pencil and opened up a hand’s width. The next day he came back and closed it up, good as before.”
